1. Parties

"Owner" means the owner of Seaside FC Villa, Nea Styra, Euboea, Greece. "Guest" means the individual making the booking.

2. Property

Seaside FC Villa — 6 bedrooms, 5 bathrooms, private beach access, full-size private football pitch. Maximum occupancy: 12 guests.

3. Check-in / Check-out

  • Check-in: from 15:00
  • Check-out: by 11:00

4. Payment Policy

Flexible rate: Full payment charged at booking. Free cancellation up to 14 days before check-in.

Non-refundable rate (−5% discount): Full amount charged at booking. No refunds.

5. Cancellation Policy

  • Flexible rate, more than 14 days before check-in: Full refund.
  • Flexible rate, within 14 days of check-in: No refund.
  • Non-refundable rate: No refund under any circumstances.

6. House Rules

  • Maximum 12 guests at all times.
  • No smoking inside the property.
  • Pets not permitted without prior written approval.
  • Parties or events exceeding maximum occupancy are not permitted.
  • Quiet hours from 23:00.
  • The property must be left in the condition in which it was received.

7. Liability

The Owner is not liable for loss, theft, or damage to personal belongings during the stay. The Guest is liable for any damage caused to the property during occupancy.

8. Environmental Fee

An environmental fee of €2.00 per night is included in the booking total and charged at the time of booking.

9. Governing Law

These terms are governed by Greek law. Jurisdiction: Euboea, Greece.
